Responsibilities
Build, maintain, and adapt complex financial models for acquisitions, development projects, and portfolio assets, integrating land, construction, financing, marketing, and municipal costs
Assess investment viability using IRR, equity multiple (MoIC), margins, yields, and payback periods
Develop project scenarios, sensitivity analyses, and financial projections to support investment decisions
Analyze budgets, forecasts, and actuals for active projects, documenting significant variances and recommendations
Conduct market research on comparable assets and recent transactions to support underwriting assumptions
Prepare and update dashboards and portfolio reports for senior leadership and investment partners
Translate complex financial information into clear findings, identified risks, and actionable recommendations
Support ad hoc analyses and strategic initiatives across the Real Estate and Finance teams
Prepare financial schedules, lender packages, and supporting documentation for acquisition and development financing
Participate in due diligence by coordinating financial information, reviewing key assumptions, and tracking deliverables
Work directly with lenders, investors, advisors, and business partners throughout transactions
Maintain rigorous, well-structured documentation of models, transactions, and projects
Prepare financial analyses to support leasing initiatives across existing spaces and new developments
Evaluate lease proposals, tenant incentives, and related asset management decisions
Ensure investment assumptions reflect current leasing and operating conditions
Improve models, templates, and analytical tools to increase precision, consistency, and operational efficiency
Apply rigorous quality control to calculations, assumptions, and outputs
Identify optimization opportunities in analytical and reporting workflows
Requirements
Bachelor's degree in finance, economics, real estate, or a related field
3 to 5 years in real estate investments, acquisitions, development financing, or capital markets
Advanced Excel skills
Strong financial modelling capabilities
Solid understanding of real estate financing and key investment metrics
Autonomy, rigor, and business judgment
Ability to deliver under tight deadlines
Bilingual French and English, written and spoken
MBA, CFA, or CPA is an asset
