Responsibilities
Oversee daily business operations for self-storage activities across British Columbia
Champion a customer-first culture across all locations
Develop, implement, and maintain standard operating procedures and policies
Drive occupancy, revenue, and NOI performance across the assigned portfolio
Maintain full P&L accountability for all regional locations
Create and monitor KPIs, including occupancy, delinquency, and move-in/move-out trends
Deliver against monthly, quarterly, and annual budgets
Recommend and execute pricing and promotional strategies
Conduct regular site audits for safety and service standards
Lead employee recruitment, training, coaching, and performance management
Foster a performance-driven team environment focused on exceeding KPIs
Support integration of acquired facilities and openings of new locations
Collaborate with marketing, real estate, and development teams on growth initiatives
Identify and execute opportunities to expand business lines or increase regional market share
Travel to sites regularly and represent the company at meetings or regional events
Perform other duties as assigned by management
Requirements
3–5+ years of experience in multi-site operations (self-storage, retail, real estate, or service-based industry preferred)
5+ years of managing teams, preferably in a team-based environment
Bachelor’s degree in Business Administration, Operations, or a related field preferred
Valid driver’s license and clean abstract
Reliable vehicle
Experience managing full P&L responsibility across multiple locations
Tech savvy; daily use of O365, SharePoint, Outlook, Excel, and MS Teams
Proven ability to consistently meet and exceed performance standards
Strong influencing and motivating abilities
Ability to lead and promote safe work environments
Excellent communication, interpersonal, and motivational skills
Strong analytical and problem-solving abilities
Ability to work in a fast-paced environment and consistently meet deadlines
Ability to work independently with minimal supervision
Previous self-storage or mobile container experience considered an asset
