Part-time Building Superintendent providing weekend and vacation coverage for a 105-unit condominium in Guelph. Handling inspections, resident calls, emergencies, cleaning, documentation, and minor maintenance.
Responsibilities
Provide weekend and vacation coverage for the Building Superintendent at a 105-unit condominium
Complete scheduled morning and evening walk-throughs of the building and common areas
Carry and answer the designated coverage phone, respond to resident calls, and assess request urgency
Act as the first point of contact for building-related emergencies and follow notification, escalation, and contractor call-out procedures
Monitor entrances, hallways, amenity areas, mechanical spaces, parking areas, and other common elements for safety, cleanliness, damage, or unusual conditions
Perform minor cleaning and light housekeeping in common areas, including addressing small spills or immediate concerns
Monitor the garbage and recycling room, maintain general order, and report collection, overflow, contamination, or equipment concerns
Complete minor basic maintenance tasks within knowledge and authorization; report work requiring licensed trades or specialized contractors
Document incidents, service calls, observations, actions taken, and outstanding follow-up items for the Building Superintendent or property management
Communicate respectfully with residents, visitors, contractors, emergency services, and property management while maintaining confidentiality and boundaries
Support vacation coverage for the regular Building Superintendent based on an agreed schedule and advance availability
Maintain a safe, clean, and welcoming environment for residents while handling urgent matters promptly and professionally
Requirements
Dependable, punctual, and able to work independently with minimal supervision
Mechanically inclined, with practical troubleshooting skills and comfort performing minor maintenance tasks
Friendly, professional, and customer-service oriented, with clear verbal and written communication skills
Able to remain reachable and respond appropriately while on call during assigned coverage periods
Comfortable using a mobile phone and keeping concise written or electronic records
Able to exercise discretion and maintain resident and building confidentiality
Previous experience in building operations, condominium or apartment maintenance, facilities support, custodial work, or a related service role is an asset
Knowledge of basic plumbing, electrical, mechanical, HVAC, fire/life-safety, access-control, or building systems is an asset
Experience coordinating with contractors, property managers, or emergency service providers is an asset
Available for weekend coverage and occasional vacation relief based on operational needs
Able to walk through the property, use stairs, stand, bend, and complete light cleaning or minor maintenance
Must be able to work in person at the condominium property in Guelph, Ontario
