About the role

  • Building Science Engineer leading Vertex’s British Columbia BCA/PCA practice. Building scalable assessment standards, field teams, QA/QC systems, and capital-planning services for property stakeholders.

Responsibilities

  • Establish and lead Vertex’s British Columbia Building Condition Assessment (BCA) / Property Condition Assessment (PCA) service line
  • Develop methodology, technical standards, reporting protocols, and delivery model
  • Define high-quality, consistent, and defensible assessment practices focused on clarity, risk identification, lifecycle planning, and capital planning insight
  • Provide professional engineering oversight and review, authenticate, or seal engineering deliverables where required
  • Serve as primary technical authority for BCA/PCA, capital planning, reserve fund planning, and related building condition services
  • Establish assessment methodologies addressing building practices, climate conditions, construction types, seismic considerations, codes, regulations, and standards
  • Align BCA/PCA methodologies with ASTM E2018 and recognized assessment frameworks
  • Build, train, and mentor technologists, inspectors, engineers, and field staff
  • Develop standardized inspection protocols, checklists, field data collection procedures, photographic documentation standards, and deficiency-rating criteria
  • Implement scalable delivery supported by senior technical review and professional oversight
  • Establish training and quality standards for deficiencies across building envelope, structural, mechanical, electrical, site, and life-safety systems
  • Establish and oversee QA/QC processes for accurate, consistent, technically sound, defensible reports
  • Review field data, technical findings, recommendations, lifecycle assumptions, and cost opinions
  • Ensure reports distinguish observed conditions, reported conditions, assumptions, limitations, recommendations, and professional opinions
  • Manage professional and project risk through clear communication of scope, exclusions, limitations, assumptions, and uncertainty
  • Oversee project execution across commercial, industrial, institutional, multi-residential, condominium, and strata properties throughout British Columbia
  • Ensure deliverables meet timelines, budgets, technical standards, and client expectations
  • Provide technical leadership on complex, high-risk, or technically challenging assessments
  • Coordinate with internal engineering disciplines and external specialists
  • Support service-line expansion, proposals, client development, key accounts, and strategic initiatives
  • Develop relationships with property owners, asset managers, lenders, insurers, developers, property managers, strata corporations, and other real estate stakeholders
  • Integrate BCA/PCA services with environmental, roofing, building-envelope, structural, mechanical, electrical, and building-science capabilities
  • Monitor legislation, regulations, professional practice requirements, and market expectations

Requirements

  • Bachelor’s degree in Civil, Mechanical, Structural, Building Science, or a related Engineering discipline
  • Professional Engineer (P.Eng.) designation in good standing with Engineers and Geoscientists British Columbia (EGBC)
  • Ability to provide professional engineering oversight within the individual’s area of competence and according to applicable EGBC requirements
  • Multi-provincial Canadian engineering registration is an asset
  • 10+ years of experience in building science, engineering consulting, property condition assessment, or a related field, with significant BCA/PCA and capital planning experience
  • Strong understanding of building systems, construction practices, deterioration mechanisms, maintenance requirements, and lifecycle performance
  • Strong knowledge of British Columbia building construction and building performance, including building-envelope and moisture-related issues, seismic considerations, and regional climate impacts
  • Experience with commercial, industrial, multi-residential, condominium, and/or strata properties
  • Experience with depreciation reports, reserve fund planning, and long-term capital planning is strongly preferred
  • Deep familiarity with ASTM E2018 and related property condition assessment and building assessment frameworks
  • Working knowledge of applicable B.C. legislation, regulations, building requirements, and professional practice standards relevant to building assessments and engineering services
  • Experience training, mentoring, and overseeing field-based assessment teams
  • Strong technical writing skills for clear, concise, technically rigorous, client-ready reports
  • Strong communication and relationship-management skills for technical and non-technical stakeholders
  • Ability to balance technical quality, professional risk, project economics, schedules, and client expectations
