About the role
- Real-estate development project director leading acquisitions, financial analysis, construction, and property projects for fast-growing EMD-Batimo.
Responsibilities
- Lead project development from the handover meeting through to the transition to operations
- Guide the project team using cross-functional resources
- Analyze all financial aspects of the project, including cash flow, cost tracking, and forecasting
- Prepare executive reports and ensure dashboards are kept up to date
- Maintain schedules and monitor milestone achievement with the team
- Review contracts and schedules before award
- Train, mentor, and develop team members
- Prepare key performance indicators (KPIs) and evaluate team performance
- Track development and construction budgets
- Oversee the analysis of change notices
- Foster collaboration and support the team in fulfilling its responsibilities
- Ensure project quality throughout the management process
- Implement and apply company and industry best practices
- Maintain a weekly presence on the construction site
- Collaborate on the rezoning, CCU, and/or PIIA processes and ensure schedules are respected
- Coordinate the project pre-construction process
- Optimize plans and specifications and conduct value engineering analyses
- Review environmental, geotechnical, acoustic, traffic, conservation, and other studies
- Gather interior design concepts and area ratios
- Manage external stakeholders involved in development projects
- Perform all other related duties associated with the position
Requirements
- University degree in a related field and/or relevant experience
- Experience managing real estate projects, including acquisition and development
- Strong understanding of real estate finance, including financial analysis, cash flow models, and asset valuation
- Excellent negotiation and stakeholder management skills
- In-depth knowledge of local and national real estate regulations and laws
- Ability to manage multiple projects effectively and meet deadlines
- Excellent written and verbal communication skills
- Experience in the construction or real estate industry (an asset)
- Strong oral and written communication skills in French
