About the role

  • Project Development Specialist developing P3 facility-management and O&M solutions for Johnson Controls’ smart-building services. Leading designs, cost strategies, proposals, and projects through Financial Close.

Responsibilities

  • Develop conceptual solutions for P3 projects based on project team designs, Facilities Management requirements, and pursuit team strategies
  • Lead pricing processes for final solutions meeting Performance Output Specification requirements
  • Provide design-assist input from facility operations and lifecycle perspectives to improve efficiency and minimize net present costs
  • Manage compelling business cases for proposed scopes of work
  • Lead and manage larger, complex, and strategic projects from inception through Financial Close
  • Generate and manage development budgets and timelines
  • Review client Performance Output Specifications and team drawings to align designs with Facility Management requirements
  • Optimize building systems and equipment designs and develop operations plans and cost strategies
  • Lead subject matter experts and strategic partners in preparing operations plans, staffing structures, and cost estimates for O&M, lifecycle, and transition services
  • Attend design team meetings and represent Johnson Controls in reviewing designs against FM requirements
  • Review RFP schedules and provide O&M input to Sales, Legal, and Design & Construction teams
  • Assist with proposal bid text and project document markups
  • Provide input on Energy Consumption Guarantee Targets
  • Provide specification insight, benchmarking, risk mitigation strategies, and best practices
  • Ensure accuracy and quality control of final cost proposals
  • Participate in and present at customer and owner-team meetings
  • Prepare requests for information regarding O&M scope, technology, lifecycle, handback conditions, and performance standards
  • Assist Sales with internal management reviews throughout the procurement process
  • Transfer knowledge to the Transition team after Financial Close
  • Participate in professional organizations and build relationships within the P3 industry
  • Provide leadership for solution development in the P3 market

Requirements

  • Bachelor's degree in engineering or a related field
  • 10 years of facility management, O&M leadership, engineering, energy management and/or construction experience
  • Demonstrated Facility Management experience with a Central Utility Plant and/or Combined Heat and Power Plant
  • O&M leadership experience
  • Building design and construction experience
  • Ability to influence members of a Design Build team
  • Strong project management skills for large development projects with diverse resources
  • Excellent presentation and communication skills
  • Strong conceptual skills for innovative solution designs
  • Excellent customer-facing skills and comfort presenting at the C-level
  • Strong team leadership and solution development team management abilities
  • Excellent business analysis skills for creating compelling business cases
  • Working knowledge of MS Word, MS Excel, MS PowerPoint, and MS Project
  • Ability to travel up to 30%
