About the role

  • Accounting Manager leading close, project accounting, construction draws and finance transformation. Building scalable systems for a Canadian real estate developer and builder.

Responsibilities

  • Report to the Controller and run the day-to-day accounting function across corporate and project entities
  • Lead and develop the accounting team and set objectives aligned with the department strategy
  • Maintain development plans and train team members on systems and standards
  • Run month-end and year-end close; prepare judgment entries, financial statements, reporting packages and accounting for joint arrangements and related-entity investments
  • Review intercompany billings and settlements and own monthly balance-sheet reconciliations
  • Review weekly bank reconciliations and monthly debt reconciliations; maintain current debt schedules
  • Oversee corporate accounting, including entries, reconciliations, HST returns and supporting schedules
  • Oversee project accounting, including job costs, budgets, commitments, change orders, actual costs and cost to complete
  • Prepare capitalized interest and cost entries and ensure statutory holdbacks are properly accounted for
  • Review occupancy and final closings and prepare revenue and cost-of-sales recognition
  • Own accounts payable, approve payment runs and ensure timely monthly AP close
  • Own monthly construction draws for active projects, review draw packages, manage cost-monitor escalations and ensure lender/partner funding delivery
  • Review receivables, cash receipts, purchaser deposits, occupancy fee billing, closing adjustments, HST rebates, partner billings and rental receivables; manage collections escalations
  • Lead audit fieldwork, prepare judgment areas, assemble working papers and act as day-to-day external-auditor contact
  • Resolve control deficiencies and maintain internal financial-reporting control documentation
  • Own the compliance calendar, review HST returns and rebate claims, and ensure corporate returns are filed on time
  • Prepare tax-planning schedules, regulatory and lender filings, and covenant calculations
  • Review and approve payroll, source-deduction remittances and year-end filings
  • Drive lean accounting, process standardization and continuous improvement across close, draws, AP, reconciliations and reporting
  • Adopt AI for invoice intake, reconciliations, working papers and recurring reporting, measuring results
  • Support finance ERP implementation, including chart of accounts, process design, migration validation, user acceptance testing and cutover
  • Apply Power Query and Power BI to manually prepared reporting
  • Document procedures, close checklists and reconciliation templates
  • Prepare monthly inputs for budget, rolling forecast and cash-flow models, plus variance commentary

Requirements

  • Completed CPA designation; in-progress candidates are not considered
  • 7+ years of progressive accounting experience, including 2+ years leading and developing a team
  • Experience leading accountants while personally preparing statements, reporting packages and covenant calculations
  • Experience building and scaling a finance and accounting function
  • Full-cycle close and complete financial statement experience, with accountability for issuance
  • Real estate development or construction accounting preferred, including multi-entity structures, job cost accounting, development cost capitalization, holdbacks, construction draws, construction loan accounting and Construction Act prompt-payment compliance
  • Public accounting training preferred, particularly audit or assurance at a Big Four or national firm
  • Multi-entity and intercompany accounting experience; consolidation, joint venture or partnership accounting is an asset
  • Working knowledge of corporate tax and HST for a development business
  • Payroll ownership, including source deductions, remittances and year-end filings
  • Accounts payable and monthly construction draw management, including holdbacks, statutory declarations and lien compliance
  • Advanced Excel and financial modelling, including Power Query
  • Lean accounting experience eliminating waste, reducing variability and standardizing processes; ability to demonstrate before-and-after cycle times
  • Proven experience applying AI to daily workflows and quantifying savings
  • Experience with Sage 300 CRE, Sage Intacct, Yardi, TimberScan or comparable construction/real estate ERP preferred
  • ERP implementation experience is a significant asset
  • Judgment to maintain technical accounting positions under pressure and explain them to non-financial audiences
