About the role

  • Senior Accountant managing project accounting, construction draws and closings for Adi Development Group, a Canadian real estate developer. Supporting audits, filings, ERP implementation and financial reporting.

Responsibilities

  • Execute month-end close for assigned entities against a published close calendar, targeting two business days past month end
  • Prepare and post journal entries, accruals, allocations and intercompany entries with supporting documentation
  • Complete monthly balance sheet reconciliations and clear reconciling items before close sign-off
  • Prepare monthly and annual financial statements under ASPE or IFRS for Controller review
  • Prepare year-end working paper files to audit- or review-ready standard
  • Maintain job cost ledgers covering budgets, commitments, change orders and actual costs
  • Prepare budget-to-actual and cost-to-complete reports, reconcile to the general ledger and explain variances
  • Prepare construction draw packages and lender and partner reporting
  • Account for statutory holdbacks, capitalized costs and capitalized interest
  • Reconcile purchaser deposits and deposit trust accounts
  • Account for occupancy and final closings, including revenue recognition, cost of sales, deposit application and closing adjustments
  • Prepare HST returns, new housing rebate claims and self-supply calculations
  • Prepare schedules, confirmations and working papers for external audits and reviews; act as primary contact for external accountants
  • Maintain compliance calendars and assist with tax, HST, information and statutory filings
  • Maintain documentation supporting internal financial reporting controls
  • Support annual budgets and rolling forecasts through data gathering, review, variance analysis and commentary
  • Support ERP implementation, including chart of accounts design, data migration validation, workflow and control design, and user acceptance testing
  • Apply AI-assisted tools and Power Query to streamline reconciliations, reporting and close procedures
  • Identify, propose and implement accounting process and control improvements and measure results
  • Report to the Controller and collaborate with senior leadership

Requirements

  • Completed CPA designation; in-progress candidates are not considered
  • Five or more years of progressive accounting experience, including hands-on real estate development or construction accounting
  • Experience with job cost, draws, holdbacks and closings
  • Ownership of a full-cycle close, end to end
  • Experience as the point of contact for an external audit or review engagement
  • Working knowledge of ASPE and IFRS
  • Solid grounding in HST as it applies to new housing
  • Advanced Excel including Power Query; ability to rebuild a broken query
  • Public accounting training preferred, including audit or assurance at a Big Four or national firm
  • Experience with Sage 300 CRE, Sage Intacct, Yardi, TimberScan or a comparable construction or real estate ERP preferred
  • Experience with an ERP implementation is a plus
