Responsibilities
Conduct regular on-site maintenance review visits across the condominium portfolio
Assess mechanical, electrical, plumbing, and life-safety systems and contractor work quality
Identify deficiencies and verify preventative maintenance completion
Flag issues before they become expensive failures
Review contractor quotes and work orders for scope, necessity, and fair pricing
Make recommendations to property managers and condominium boards
Prepare and present understandable findings to non-technical boards
Bring in senior engineers for deeper technical or executive involvement
Build and maintain relationships with property managers, building operators, and boards
Represent TMG professionally at meetings
Strengthen existing client relationships and identify opportunities for additional value
Work with the coordination and platform engineer on portfolio coverage
Help coordinate responses to urgent building issues with the wider Trace engineering team
Report to the VP of Engineering and Operations
Requirements
Strong knowledge of building systems in a high-rise residential or commercial setting
Engineering or technical background, such as a professional engineer, EIT, experienced building operator, chief engineer, technician, or facilities professional
Experience in condominium or multi-residential high-rise buildings is a strong asset
Confidence and polish in front of clients
Clear verbal presentation skills
Ability to build and maintain client relationships
Sound judgment and ability to work independently in the field
Comfort with digital tools and reporting
Familiarity with health and safety requirements, building codes, and maintenance best practices
Valid driver's license and reliable vehicle are required
Willingness and ability to travel regularly between client properties across the GTA and occasionally elsewhere in Ontario
