About the role
- Construction Manager overseeing project lifecycle, contracts, costs, schedules, and compliance for SmartStop’s Canadian self-storage portfolio. Remote role requiring regular travel to construction sites.
Responsibilities
- Manage all aspects of the project lifecycle for various construction initiatives within the Canadian portfolio
- Assist in negotiating and issuing prime contracts, subcontracts and purchase orders
- Perform project contract administration in accordance with Company policies and procedures
- Monitor project costs through change order and contract adjustment procedures
- Assist in developing recovery strategies when project schedules or budgets are in jeopardy
- Review and update schedules, cost forecasts and cash flow requirements with the Construction Team biweekly and with the CIO monthly or as scheduled
- Prepare and process general contractor progress draws, subcontractor applications for payment, and consultant and supplier invoices
- Collaborate with Accounting on accounting coding, progress draw payments, and recoverable costs
- Coordinate drawing coordination, scheduling and costs to management's satisfaction
- Establish working relationships with construction vendors, general contractors, architects and engineers
- Resolve project disputes
- Complete project closeout documentation for archiving or transfer to Operations
- Follow up on deficiencies
- Direct activities of the construction administrative assistant
- Coordinate with building officials and regulatory agencies
- Travel regularly to construction and project sites across the Canadian portfolio to oversee progress, quality and compliance while performing core administrative duties remotely
- Perform general and administrative duties and other assigned duties
Requirements
- Bachelor's degree in Engineering or Construction Management required
- A minimum five years’ direct experience required
- Experience working for companies with multi-site locations a MUST
- Self-Storage experience a plus
- Excellent verbal and written communication skills
- Excellent organizational skills and attention to detail
- Excellent time management skills with a proven ability to meet deadlines
- Proficient in Microsoft Office Suite or related software
- Thorough understanding of construction and technology methods
- Ability to effectively multi-task while analyzing and solving problems
- Thorough understanding of construction and technology methods and the application of building codes
- Ability to work effectively in a remote/home-office environment while managing frequent travel to project sites across Canada
- Valid driver's license and passport required
